Condo Partner Program · For Property Management Companies
← Back I'll Drink To That!

A benefit you can offer every rental client — at no cost to you or to them.

Your clients' guests already buy wine and spirits every week, and all of it leaves the property. This turns that spend into income for the units you manage — guests get 5% off with free delivery, each unit earns 5% commission on the wines and spirits they buy, and it becomes a value-added service you can offer every client you look after, at no cost to either of you.

The Condo Partner Program is a free partnership between your company and I'll Drink To That! Every enrolled unit gets its own QR code. Put it in the room; guests scan it to add a 14-day discount card to their phone and save 5% in store on wines, spirits and selected products, with free delivery to the unit (shopping online with the discount applied is coming when our online store opens). The unit earns 5% commission on everything they buy with it.

For a company it is built to stay tidy at scale: one account, one login, every unit across every building on one dashboard, grouped by building — with per-unit figures, and your choice, unit by unit, of where the commission goes.

Joining is by invitation. We set each company up ourselves after a conversation — there is no form to fill in. Book a call, or tell us about your business and we'll be in touch.

How it works

1

You give us your buildings and units

Pick the property, then the unit, from your dashboard. We check it on the spot — a unit already in a building's rental pool stops right there.

2

Each owner confirms by email, we clear it with the strata

The owner gets one email and confirms the unit is theirs and that you manage it. We phone the building's strata office ourselves. Nothing goes live until both are done.

3

Every unit gets its code and QR

Once cleared, the unit's own code and QR are created automatically. Print the unit's welcome sheet from your dashboard and put it in the room.

4

One dashboard, every building

Every unit you manage on one login, grouped by building, with per-unit figures, reports, and your choice of where each unit's commission goes.

The demo dashboard

This is what you'd be looking at

The closest live demo is a multi-unit owner's account. A company account looks the same, with every unit grouped by building and a Paid-to-Owner switch on each.

Built for a company that manages for others

🏢

One account, every building

A company account isn't tied to one complex. Add units in any building you manage — or a stand-alone home — and they all sit on one dashboard, grouped by property, behind one login for your office.

💸

Pass it through to owners — or keep it

Commission lands in your company's account by default, with full reporting. Where you've agreed an owner should have it, set that unit to Paid to Owner and each commission is moved straight on into the owner's own store credit, logged on both sides.

📄

Statement pages for your owners

Every unit has a private, self-updating statement page — earned, passed on, order by order — that you share with its owner on whatever schedule you agree. Owner reporting you didn't have to build, arriving through your office.

📱

One QR per unit

Print each unit's welcome sheet from your dashboard and put it in the room. Everyone staying can put their own discount card on their phone.

➕

Adding a unit takes a minute

Property, unit, the owner's name and email, and where the commission goes — one short form that stays open so you can add the next. The owner's confirmation and our call to the strata do the rest.

🎁

Gift cards from your dashboard

Send store credit straight to a guest, a client or an owner: they get an email with a link to open it, add it to their phone's wallet or print it.

What your owners get

🏷️

5% back on what their guests buy

Every unit earns 5% commission on the wines and spirits its guests buy with its code — to your company by default, or straight into the owner's own store credit if you set that unit to Paid to Owner.

📈

A statement page of their own

A private page per unit showing what it earned and what was passed on, always up to date. You share it on the schedule you agree with them.

🚚

Guests who feel looked after

5% off wines, spirits and selected products, with free delivery to the unit — so nobody spends day one of a holiday looking for a shop.

✉️

One email from us, and no marketing

The owner receives a single confirmation email when you add their unit. No offers, no follow-ups, no mailing list — the client relationship stays yours.

Come and see the store

This is the shop every one of your guests will be walking into — Cayman’s most beautifully curated fine wine & spirits store. Walk through it right here: drag to look around, tap the spots to move between rooms. On a phone, just turn around.

Questions management companies ask

Is there a sign-up form for management companies?
Not yet — joining is by invitation. We set every company up ourselves after a conversation: you book a call, we enter your company and send your office its login, and you add your first units from the dashboard. If you'd rather we came to you, tell us about your business and we'll be in touch.
What does it cost us, and are we tied in?
Nothing, and no. No fees, no minimums, no contract — leave any time with no notice or penalty, and credit already earned stays spendable.
Who earns the commission — us or the owner?
That is entirely your decision, not ours. By default every unit's commission lands in your company's account, and you hold full reporting of the income earned by every individual unit, in every complex you manage — so you can set whatever policy fits your management agreements: keep it, pass it on, or split it, and present that as part of your service. Where an owner should have it directly, set that unit to Paid to Owner when you add it and its commission moves straight into their own store credit. Either way it is store credit at I'll Drink To That!, and the reports come to you.

What is it worth? At $200 a week from a party of four or more, at 70% occupancy, a unit earns roughly $364 a year — on top of its guests saving 5% with free delivery.
Do owners have to agree, and will you contact them?
Yes — every unit, no exceptions. When you add a unit our system emails its owner once; they confirm the unit is theirs and that they know your office is enrolling it. It is a single click, and it protects you as much as them. If the owner is already in the programme on their own, that email goes to the address they registered with, not one you supply. We also speak to the building's strata office ourselves, and the unit goes live only when both are done.

WE WILL NOT CONTACT YOUR CLIENTS INDEPENDENTLY. That email exists for confirmation only — no marketing, no offers, no follow-ups. Your client relationship stays entirely yours.
What if a unit is in a building with a rental pool?
It depends on the unit, not the building. A unit that is already inside the strata's rental pool cannot be added to your account — the pool has it, and that is a hard stop. An independently-owned unit in the same building can be, once its owner has confirmed by email and we have spoken to the strata office. Your company's benefits are the same in every building, pooled or not.
Can a strata see the units we manage in their building?
Only that the unit is in the programme and which company manages it, with your office's contact details — so they know who to call if they need to. They get no access to its reporting or performance: earnings, order history and guest data belong to your office alone. The same wall runs the other way — you see nothing of the units in their pool: not who owns or manages them, not what they earn.
What if a unit leaves our management?
Tell us and it comes off your dashboard: its code is retired and its history is kept. The owner is told, and offered a way to carry on — independently, or by moving into their building's rental pool — with every change confirmed by the owner themselves. Credit already earned stays where it was earned; balances never move with a unit.
We also check in with the building's strata office up to quarterly to confirm units haven't changed management or ownership. Please tell us promptly when one does — otherwise commission keeps being earned against a unit you no longer manage, which none of us wants.
Is there any alcohol liability for us?
None. Every sale is made by I'll Drink To That! under our own liquor licence, with 18+ verification at purchase and at delivery. You never sell, supply or serve alcohol.

Let's design this around your book

How it's structured for a management company is worth a conversation. Book a call and we'll set your company up from it — or tell us about your business and we'll be in touch. Free, and your units could be earning by their next bookings.

Commission is earned on commissionable items only — wines, spirits and other selected products — purchased with each unit's code (not on the full order total). Commissions are deposited automatically as store credit and become non-refundable 14 days after being earned. Earning example is illustrative; actual earnings depend on bookings and guest spend.
